Club Property Owners Association
The Association was originally formed on September 8, 2005 to represent the interest of property owners. The Association was under Developer control until the January 2010 Member meeting when the owners elected property owners to full the remaining developer appointed positions. Management services are provided by Elevated Colorado, LLC and accounting services by Marchetti & Weaver, LLC. Along with the Association, the Valagua Metropolitan District was formed under government authorization to finance water, sanitation, roads and other public infrastructure for the community.

Located just 35 minutes from Vail and 5 minutes from the Eagle County Regional Airport, Brightwater encompasses a gated unincorporated residential community located south of Gypsum, Colorado. Nestled in the Colorado Rockies and bordered by BLM land, the community was originally envisioned by the Developer, Clearwater Development Inc. (CDI) as 535 residential lots situated around the 18 hole championship Golf Course designed by Robert Trent Jones, Jr.
The Developer, CDI, declared bankruptcy in April of 2011 and the property owned by the Developer and the Club were acquired by Gypsum Creek Holdings in September, 2012 through the bankruptcy proceedings.

The Annual Member meeting is held in January of each year. Special Member meetings are called if necessary. Notification will be sent at least ten days prior to any Member meeting.

Security Forms
Call Boxes are located at each entry gate. Residents can opt-in to list their phone number on the telephone access system. With this option, residents can open the gate for guests or deliveries from their phone. Instructions are linked for your assistance.
Property Owners can also mount a transponder bar to their license plate to automatically open the gate upon arrival. Submit this Access Form to the Community Liaison, Matt Hayden, at [email protected].

The Brightwater Club DRB Guidelines have been updated and revised to the ‘Siena DRB Guidelines’. The most major change is that the review process has been shortened to a ‘One Step Review process’. This will allow for a more streamlined and efficient review process and allow homeowners to get through the process in a timely manner. The other major change is that the language in the document has been updated to conform to a more modern architectural style. While the revised Guidelines allow for a wide range of architectural styles and preferences, the Guidelines needed to have language updated to allow for and encourage a more modern look for houses within the development. The remaining edits, updates, and changes had mainly to do with updating names, contacts, references to additional materials, and adding links and an index (table of contents) that will allow for an easier experience for the end user (homeowners, architects, builders).
